The winter heating check covers the thermostat, safety controls, burners and heat exchanger, pilot assembly, burner adjustment, gas or oil leaks, belts, filters, venting, condensate lines, carbon monoxide testing, gas or pump pressure, heat exchanger cracks and a written equipment condition report. The summer cooling check covers motor voltage and amperage, evaporator temperature drop, refrigerant charge and leaks, superheat, lubrication, belts, filters, electrical circuits, wiring, thermostat, condenser temperature and the condensate drain.
